The Coves: A Community Inspired by Nature

The Coves is a private, exclusive community that expresses its environmental friendliness in significant yet practical ways. This is a place for people who are excited about--and committed to--living in harmony with the area’s natural beauty. That’s how the development was conceived, how we treat community resources, and how our owner’s association and residents' club encourage homeowners to treat the design, construction, and maintenance of all of our homes and shared community assets.

Beauty 
Sweeping vistas, gently curving paved streets, meticulous landscaping & signage create the feeling you’re on an extension of the Blue Ridge Parkway.  And the color, texture, and shape of all homes and buildings all come together in a way that preserves nature, honors history, and delivers  a sense that everything “fits” together in a cohesive way.  

Space
Elevated views of the Blue Ridge Mountains, the lake, and surrounding forests are the exact opposite of crowded city life, congested highways, and stressful retail malls.  Conversely, with over half of our 80 acre project committed to open space and low home density planned for the residential portions, both the perception and the reality every Coves homeowner enjoys is that of living in an expansive private park with the ability to experience it all first hand.

Privacy
Any community that hosts a dozen concerts for the public to enjoy each year certainly can be seen as social.  And, dispersed as our homes might be on our 80+ acres, our Club members enjoy warm relationships among the families who live here.  However, The Coves community places a premium on limiting vehicular and pedestrian traffic from the outside. As such, the electronic main entrance gate to The Coves remains closed 24/7, our terrestrial perimeter is fenced, and 1 mile of shoreline creates a natural buffer at the lakefront. All of these promote a sense of privacy and serve to limit random or unauthorized intrusion. Recognizing the significant investments we have made in infrastructure and our homes, high resolution cameras also monitor access points mainly on the perimeter of the community.​

  • 5 miles of walking trails with multiple “big view” pavilions & fire pits with seating for quiet rest stops and social gatherings
  • Shared Community docks designed to provide all home owners with access to myriad water sports options, social gatherings, and relaxation time directly on the lake.
  • A performing arts venue that has already established itself as a popular destination for our residents, guests, and the 2 dozen world class artists who have performed here so far.  Yes, we do open the gates to the public for a few hours a dozen times a year to share a small section of our open space.  But it creates fantastic opportunities for our owners to invite guests to enjoy special evenings of entertainment, helps feed local children in need, and exposes The Coves brand to people who don’t yet know they’re going to live here one day.

​About the Developer

Optima Properties LLC, original developer of The Coves, brought its passion for preserving the natural qualities of the land to the task of designing and building out The Coves community and its infrastructure.  Subsequently, marketing responsibilities for the community has been assumed by The Coves Club, Inc. who in collaboration with The Coves at Smith Mountain Lake Owners Association (our POA) is committed to providing access to and enjoyment of nature while helping to ensure its protection in our unique community. Through careful master planning, land use covenants, and land preservation techniques, we strive to create communities that minimize the impact on the land and preserve significant natural and open space.
A Passion for Natural Design
The Coves Community has a passion for design emphasizing the natural qualities of the land and extending the concept of one’s home to include far more than the confines of a lot boundary. Our homes, shared spaces and trail amenities are also configured to consciously blur the distinction between “indoor” and “outdoor” living and to constantly encourage residents and guests to enjoy all that nature surrounding them has to offer.   With Smith Mountain Lake being one of the finest freshwater lakes in the eastern United States, we also provide creative ways to view, access, and enjoy the water in inviting ways.

​Since its inception, The Coves singular purpose was to create a community that brought the best of home design and construction, technology and innovative preservation techniques that would minimize the impact of construction on the land, preserve significant natural and open spaces, and foster a sense of privacy.

We also endeavor to design and construct buildings that are both environmentally responsible and economically sensible, and to promote adoption of current technology to facilitate comfortable, efficient, and secure enjoyment of one’s home and the shared spaces around it.

The Coves Amphitheater 

The Coves Amphitheater hosted its first concert of the season on Saturday April 17th. Headlining was Crawford and Power with net proceeds going to benefit SML Good Neighbors, Inc. and 5 Points Music Foundation. This year, we continue to bring world class events to The Coves Amphitheater.

New Events Announced
